Does my roof really need to be replaced?

Answer: No, your roof is a repair candidate

Repair

• • If your roof is relatively new (less than 10 years old) and under a roof warranty program it should be a good candidate for a simple repair. Most often roofs experience third party damage (think A/C repairman) or damage from nature. These actions may cause a leak but it is generally easy to fix. 
  • If your roof is older but has not been experiencing chronic leak problems it could also be a good candidate for a repair. Older roofs with chronic leaks have probably aged past their useful life; are experiencing systemic failure and as such are not good repair candidates. To repair an old roof with systemic failure would be merely “chasing leaks” because even though you patched everything today, in a few months time new leaks will crop up.

Answer: No, your roof is a recover or restoration candidate

Recover

• • Recovers are an option on buildings that only have one roof layer currently. Building code permits you to add a second roof layer to your building, but not a third. The existing roof must be dry and the roof deck (structural support under the roof) must be sound. 
  • If you are unsure how many roof layers you have, we can determine that during our roof evaluation. We take what is called a core sample (link to blog article). Core samples help us determine the make-up of the roof system and assist in determining whether the roof is wet. 
  • Many times a roof that can be recovered can also be restored. We always recommend getting pricing for both options and to weigh the benefits and drawbacks of each option.

Restoration

• • Restoration is a great option for older roofs that are approaching the end of their life cycle. With restoration we apply a roof coating system that restores the waterproofing properties of the roof membrane. These systems come with No-Dollar-Limit warranties in terms up to 20 years, just like a roof replacement, but at approximately half the cost. 
  • Restoration is not an option however if the roof is in systemic failure and has chronic leaks. We cannot restore a roof that is already fully degraded and saturated. 
  • An occasional leak is OK as the wet area near the leak can be remediated on some occasions. It’s best to have a roof evaluation to determine if your roof is a good restoration candidate.

Replace

• • Older roofs that have been chronically leaking and that have multiple roof layers should be replaced as soon as possible. The building code limits you to two roof layers, so adding an additional layer (a ”recover”) is not an option. Additionally, chronic leak issues generally means that the roof is wet or saturated with water. You cannot do a roof coating (a “restoration”) over a moist roof system, as the water vapor between the layers will cause the coating to delaminate and fail.

  • Any roof that could be restored or recovered could also be replaced. Replacement is the most expensive option which is why we recommend getting a roof evaluation to see if that is truly your only option. Unfortunately, many contractors in the industry always push replacement on customers as they make more money on a per project basis doing so.
