Your roof is leaking and you’re not looking forward to calling a roofing professional to address the problem. Maybe you send your manager or one of your maintenance staff to the roof in the hope that they’ll be able to remedy the situation. Maybe you’ll get lucky and they will be able to stop the leak for the time being, but you’re still going to need a roofing professional to make sure your roof is fixed for the long term. 

How much will the flat roof repairs cost?

Patching Costs

As of this writing, Flat Roof Solutions has a set rate of $350 to show up to your facility. This price includes the first hour of service. Travel charges apply for facilities greater than 1 hour from our shop. 

Most roof leaks are the result of what industry professionals refer to as “third-party damage.” Third-party damage occurs when an event or person other than the building owner or his or her employee (think HVAC technician, vandal, hailstorm) has punctured your roof and caused a leak. (I’ve never heard of an owner getting money back from the responsible HVAC company!)

Third-party damage can usually be fixed in just one visit. Customers with multiple properties will usually dispatch us with what’s called a “Not To Exceed (NTE)” ticket. We tell them to set the NTE to $500 for each building that has an issue. This covers our set rate, plus patching materials. Most of the time that is enough. 

When Patching Isn’t Enough

What if Flat Roof Solutions determines the necessary repairs are going to exceed the “not to exceed” ticket price? In those situations, we will give you an estimate to make the repairs. Serious leaks that are the result of the roof membrane failing, for example, are usually more costly to repair. If your roof is failing systemically, we may be able to make some repairs to tide you over, but we will also want to discuss either a restoration (coating), recovery or replacement, whichever makes the most sense for the long term. 

Serious Repairs

Roofs that need serious repairs generally cost in the neighborhood of $5,000 to make a meaningful difference. When we do that for customers, it usually buys them anywhere from six to 12 months before they’ll have to replace the roof in its entirety. 

Repairs in the five-figure territory are uncommon, but not unheard of. Most of the time, you are just kicking the can down the road at that point when you could be putting that same money toward a new roof. That being said, we have done repairs in that price range on larger facilities, and when appropriate it has provided great results for the building owner. One example, is our most expensive repair to date, approximately $48,000. In that case, all the other roofers were quoting a full-tear off and replacement for $550,000. We were able to fix the issue, which was not a cheap repair, but at a comparative value versus the other options.
